Perchd Terms & Conditions

By booking accommodation with Perchd, you are agreeing to the following terms and conditions.
1. The Booking
1.1.
Your booking is with Perchd, a trading name of Koala Rentals Ltd (referred to in these terms as “Perchd”, “we”, “our” or “us”), a company registered in England and Wales under company number 14571401.

1.2.
References to “you” or “your” are references to the person or organisation making the booking.

These terms apply to all bookings made through:

- telephone
- in person
Bookings made via Airbnb, Booking.com or VRBO are also subject to these terms. Where there is any conflict, the relevant online travel agent’s terms shall take precedence.
Availability displayed online cannot be guaranteed until payment has been successfully received.
1.4.
Your booking is confirmed and a legal contract concluded once payment has been successfully received.
1.5.
You agree that the booking is for a short-term stay for leisure, business or temporary purposes only and does not give rise to an assured shorthold tenancy or lease.
1.6.
Bookings may be made for any period from one night up to three months unless otherwise agreed in writing.
1.7.
Bookings may only be made by persons aged 18 or over. At least one guest staying at the property must be aged 18 or over.
1.8.
Bookings may not be resold, transferred or reassigned without our written consent.
1.9.
Perchd was previously known as Koala Rentals. Any references to Koala Rentals in previous documentation, listings or communications shall be deemed to refer to Perchd.
2. Payment & Cancellations
2.1.
Payments may be made by:
- Credit/debit card
- Bank transfer
- Other approved payment methods
2.2.
Full payment is required upon booking unless otherwise agreed.
2.3.
Pricing is dynamic and may change over time. Once booked, the agreed booking price will not change.
2.4.
For direct bookings made through Perchd:
2.4.1.
For stays of up to 14 nights:
- cancellations made 14+ days before check-in receive a refund minus applicable fees.
2.4.2.
For stays of 15 nights or more:
- cancellations made 21+ days before check-in receive a refund minus applicable fees.
2.4.3.
A cancellation fee equal to the greater of:
- £30 administration fee; or
- 4% transaction fee
may apply.
2.5.
Bookings made through Airbnb, Booking.com or VRBO are subject to the cancellation policies shown at the time of booking.
2.6.
Perchd reserves the right to cancel bookings where necessary due to circumstances outside our reasonable control, including system errors or overbookings. In such cases, a full refund will be issued.
3. Your Stay
3.1.
Check-in is from 4pm and check-out is by 10am unless otherwise agreed.
3.2.
Perchd provides serviced accommodation and not a hotel service.
3.3.
Linen and towels are provided.
For stays exceeding 10 nights, additional cleans and linen changes may be required at additional cost.
3.4.
You are responsible for the conduct of all guests staying at the property.
Guests must not:
3.4.1.
Smoke inside the property.
3.4.2.
Bring pets unless expressly agreed.
3.4.3.
Bring dangerous materials, illegal substances or hazardous equipment onto the premises.
3.4.4.
Tamper with smoke alarms, CCTV, video doorbells, smart locks or safety equipment.
3.4.5.
Cause nuisance, disturbance or excessive noise.
3.4.6.
Host parties or gatherings.
3.4.7.
Use the property for unlawful purposes.
3.4.8.
Permit undeclared guests to stay overnight.
3.4.9.
Charge electric vehicles without prior permission.
3.4.10.
Remove or misuse linen, furnishings or property contents.
3.5.
Quiet hours apply between 10pm and 8am.
3.6.
Any breach of these terms may result in immediate termination of the booking without refund.
4. Damage, Theft & Additional Charges
4.1.
We reserve the right to charge for:
- Damage to the property
- Missing items
- Excessive cleaning
- Smoking inside the property
- Unauthorised parties or gatherings
- Unauthorised guests
- Breaches of house rules
4.2.
Charges may be applied after check-out where necessary.
4.3.
Where payment cannot be taken automatically, an invoice may be issued and must be paid within 14 days.
4.4.
Indicative charges include:
- Lost keys: £150
- Lost parking permit/fob: £100–£150
- Excessive cleaning: £30/hour
- Noise complaints/disruption: from £100
- Unauthorised guests: £50 per night
- Party or social gathering: up to £2,000
- Pet fee: £30–£60 per stay
- Additional pet-related cleaning: £30/hour
- Additional linen: £20 per set
4.5.
A refundable damage deposit of between £200–£350 may be required.
5. Privacy, Security & Monitoring Devices
5.1.
We process personal information in accordance with our Privacy Policy.
5.2.
We may be legally required to collect guest identity information.
5.3.
Payments are securely processed through third-party payment providers including Stripe.
5.4.
Certain properties may use:
- Exterior security cameras
- Video doorbells
- Noise monitoring devices
These devices are used for security, guest verification and neighbour protection purposes.
Noise monitoring devices do not record conversations.
Any such devices will be disclosed within the relevant property listing.
6. Complaints
6.1.
We aim to ensure all guests enjoy their stay.
6.2.
If an issue arises during your stay, please contact us immediately so we can attempt to resolve it.

6.4.
We aim to respond to complaints within 2 working days.
7. Limitation of Liability
7.1.
Our liability shall be limited to the total value of your booking except where prohibited by law.
7.2.
We shall not be liable for indirect or consequential losses.
7.3.
We shall not be liable for circumstances outside our reasonable control including:
- Acts of God
- Natural disasters
- War or terrorism
- Utility failures
- Internet outages
- Government action
- Third-party failures
Nothing in these terms limits liability for death, personal injury or fraudulent misrepresentation.
8. Severability
If any provision of these terms is found unenforceable, the remaining provisions shall remain valid.
9. Waiver
Failure to enforce any right under these terms shall not constitute a waiver of that right.
10. Entire Agreement
These terms constitute the entire agreement between the parties.
11. Guest Obligations
11.1.
Guests agree:
- not to exceed the stated occupancy
- not to sublet the property
- not to use the property as a permanent residence
- not to operate a business from the property
- to leave the property in a clean and tidy condition
- to permit reasonable access where required
11.2.
Guests may be required to provide valid identification.
11.3.
Undeclared guests may result in additional charges and/or termination of the booking.
11.4.
In emergencies guests should:
- contact emergency services where appropriate
- evacuate safely

12. Third Party Rights
Nothing in these terms shall confer rights upon any third party.
13. Jurisdiction
These terms are governed by English law and subject to the exclusive jurisdiction of the Courts of England and Wales.
